How to find the right villa in bali

Bali visitors are quick to realize that living in luxury doesn’t come at a high cost. Travelers can live in villas with a private pool, bathroom and maid service for half the price of Western countries

As villa rental is a huge market in Bali, finding the right villa isn’t necessarily hard but the process can be overwhelming. How do you find the best location, the best price and the amenities that are necessary for you?

The first step to finding your perfect villa is choosing your location

There are several popular areas in Bali, such as Canggu, Ubud, Seminyak, Kuta or Uluwatu. These areas are the most tourist heavy and finding villas can be extremely easy. Depending on the personal taste of the travelers, each area offers something different.

Canggu and Uluwatu are surf towns located on the south west coast of Bali. Uluwatu is a smaller town than Canggu and is known for having beautiful beaches. Canggu is popular spot for expats from around the world, filled with cheap, delicious food and nightlife. Ubud is in central Bali located about one hour from Canggu. Ubud is a convenient location for exploring Bali, as it’s central location makes it easy to visit the beaches and mountains, as well as an hour drive to the Padangbai port. Seminyak and Kuta are larger cities, in Bali standards, in comparison to Canggu or Uluwatu. There’s a large western influence in each of these cities, most popular with young travelers enjoying the nightlife.

Villas located outside of each of these cities decrease in price. The farther away from the city center, the cheaper housing becomes. If you choose to live in a small Bali town, you can pay a lot less than in the touristic areas near the beach.

The second step to find the right villa in Bali is to figure out your time frame

How long you will be staying is important to negotiating price. The longer the rental, the easier it can be to negotiate a lower price than initially stated. For example, renting a villa for four days may cost 5 million IDR a night. Renting the same villa for a month or even a year decreases the price drastically. The best strategy to finding the best villa, at the best price, is to avoid renting for short periods of time and continuously extending your stay. Instead, rent one villa long term to get the best price.

The third step in villa hunting is to find the right real estate agency

Trying to find a real estate agency in Bali can be overwhelming. As Bali’s popularity grows so does the amount of real estate companies. For this reason, it can be a hard to find an honest and trust worthy company as many companies aren’t as professional as they may seem.

As a real estate agency, we focus on creating a transparency and trusting relationship with our clients. We understand that searching for a home in a new country is a daunting task and our aim is to make the process as seamless as possible.

We’ll ask you the location, time frame, budget and necessary amenities of the villa you desire. You’ll be able to visit each villa and choose the ones that best suits your needs.

The fourth step is seeing your, potential, new home

Just as with rentals in other countries, it’s always best to visit the property prior to making any commitments. Seeing the villa in person ensures that it meets the renter’s standards and has all of the amenities that were described. Aside from checking that the location is ideal, there are several other questions to ask.

You can check the following things:

  1. Is the staff included in the rental price? Most monthly rental villas will come with a weekly cleaning service, gardening & pool cleaning. For yearly rentals this is more uncommon and you should discuss it upfront if you want it to be included.
  2. Is there a garage or secure parking on the spot? If you have a car you want to park, ensure there is enough space to park it directly at your villa.
  3. Is the villa fully furnished? Most of the villas you can rent for long term are fully furnished, so you don’t have to worry about any additional costs that may come with furniture shopping.

The key to finding the right villa in Bali is in defining what the perfect villa means to you. Location, time frame and amenities are essential in finding your home away from home.

As Bali grows in popularity, finding villas is becoming an easier process. Agencies and entrepreneurial home owners are renting more properties every year. With the decreased price of living, in comparison to Western countries, living in luxury can be quite affordable in Bali.

Find the right villa for you, with everything that you need.

And enjoy living in paradise.
