1. Do I rent the villa directly from Bali Treasure Properties?
If one of our properties piques your interest, we'll accompany you for an inspection and introduce you to the villa owner when you make an offer, and any deal you make will be strictly between the two of you.
To reach a deal, resolve any problems, and find a solution that benefits both parties, Bali Treasure Properties will act as a neutral third party to mediate.
2. Can I pay the rental monthly or do I need to pay upfront?
When it comes to payment arrangements, some villa owners are very flexible while others are very strict.
With Bali Treasure Properties, we'll make sure you find the best payment option quickly and easily so that both the villa owner and you, the tenant, can benefit from doing business together.
3. Are all listed villas currently available for rent?
The majority of them are open and ready to be occupied right away. Some, though, won't be accessible until the following 30 or 60 days because the property still has previous tenants in it.

4. What extra costs do I need to pay during my yearly tenancy?
Typically, the tenant is in charge of paying for all consumables, including any landlines or monthly cable TV, gas, water, and internet. In addition to those, you must pay monthly fees for waste removal and community contributions.
The tenant is also responsible for routine maintenance of the air conditioning (minimum three times a year), pool maintenance (minimum once a week), and garden upkeep (minimum twice a week) in order to keep the property in good condition.
5. What is not included in the yearly rental price?
Other than the monthly costs for staffing and utilities, the yearly rental price excludes the security deposit, which you must pay to the landlord and which is refunded at the end of the tenancy (in most circumstances, it is 10% of the yearly rental price).
6. What are my responsibilities as a tenant?
It is your obligation as the tenant to keep the house maintained and tidy during the rental period, except for reasonable wear and tear.
Additionally, you as a tenant are liable for any repairs or replacements needed damaged objects caused by yourself, such as furniture, linen, electronic equipment and kitchen appliances.
7. What are my responsibilities as a villa owner?
The villa owner shall be responsible for any necessary repairs in case of malfunctioning, breakdown or damage of electrical system, water system, building structure, equipment, and electric devices other than caused by the negligence of the tenant.
The villa owner is also responsible for any damages of the building structure and inventory which are not caused by the tenant.
8. Can I sub-rent a villa daily?
A special license, known as a Pondok Wisata license, is required for a short-term rental of a property (daily or even monthly), and it is typically under the landlord's name.
The tenant cannot independently rent it to someone else, unless it is specifically allowed to do so in your rental agreement.

9. Do I receive a rental refund if I cancel my rental agreement early?
It relies on the original understanding at the time the deal is made. Bali Treasure Properties always wants to make sure the contract will address situations like when the property is sold to a new owner or if there is a significant problem with the property that can't be resolved by both parties.
The tenant is typically given a pro rata refund of the months of the rental period that are still left, subject to a penalty cost of a particular amount that must also be paid by the villa owner.
However, the villa owner has the complete right to retain the payment for the remaining rental period if the early cancellation occurs from the tenant's side without any compelling reason.
10. Do I need a working visa to rent a villa long term?
No, a working visa is not necessary to rent a villa for an extended period of time. This has nothing to do with your intention to rent the property on an annual basis.
However, you must apply for a working visa that must be sponsored by a company if you intend to work and earn money or conduct business with the local target market.
